C E Baynes & Associates LLC and its affiliates, employees, and property owners provide Equal Housing Opportunity and accepts applicants on the basis economic, financial, and performance criteria intended to provide reasonable assurance that an applicant is able and willing to pay the rent and discharge their duties and responsibilities pursuant to a lease agreement. To qualify for acceptance, an applicant should have the means and willingness to pay the rent. Accordingly, (1) An applicant should have an income of at least three times the amount of rents (2-1/2 times if all income is tax-free public or private assistance). One should have been continuous employed with their current employer at least 12 months, or continuous employment with no more than two consecutive employers during the past 24 months. Working two jobs counts as a single employment. (2) An applicant must not have had any adverse landlord-tenant actions and no outstanding judgment to a previous landlord. during the past two years. An acceptable applicant should no evictions in the past five years, or any unresolved landlord-tenants actions in the past two years. An acceptable applicant should have been residing at their current address at least 12 consecutive months, or have had not more than two consecutive residences during the past 24 months. (3) An acceptable applicant should be no danger, threat, or disturbance to other tenants or neighbors. An acceptable tenant should have no history of behavior could result in a detrimental living environment for themselves or others. Accordingly, during the past two years an acceptable applicant should have no history of neighbor disputes, disturbing the peace, assaults, or other other similar behavior. (4) An applicant should be no danger to the property. An acceptable applicant will have no history of destruction of private property or abnormal wear and tear during any previous tenancy during the past two years. (5) An applicant should have no outstanding warrants for their arrest, or any felony arrests in the past five years or misdemeanor arrests in the past two years. For those applicants that do not meet the income or tenancy requirements, an applicant could provide a suitable guaranty of rents to support their application. No applicant needs to disclose alimony, child support, or other forms of income except to the extent necessary to satisfy the income requirements. |
